1: Applicable regulations:
This agreement (terms and conditions) is governed by the laws of France. Each party irrevocably and unconditionally submits to the non-exclusive jurisdiction of the courts of France. The resident may not invoke the statutory provisions applicable to residential leases, particularly as to the security of tenure. The use of the apartment as a principal place of habitation or business is also prohibited.
2 : Local's designation:
The Résidence Hôtelière Le Roseau Pensant proposes 2 types of fully furnished apartments: studios and 2 room apartments. Their capacity goes from 1 to 4 persons.
3:Duration-cancellation:
The agreement will be terminated immediately and without notice in the event of the resident's non-performance of his or her obligations, or unsuitable conduct causing disturbance to other residents in the apartment residence. The resident should leave immediately on request.
4 : Price quotations:
Prices are quoted in local currency for the apartment rentals only (inclusive of local and city taxes). The price of the rental does not include the costs of additional services requested.
5 : Reservations
The reservation of an apartment at The Résidence Hôtelière Le Roseau Pensant is followed by a confirmation by our residence. The reservation must be completed by a 50% deposit of the total sum of the stay. The sum is retained on the future resident's credit card.
Reservations are not maintained without this deposit.
6 : Paying conditions
Invoices are to be settled upon presentation without delay. The Résidence Hôtelière Le Roseau Pensant will invoice for the totality of the stay or the 50% due on the day of the arrival of the resident, except for stays superior to one month which will be presented to the resident every month.

In cases where payment for a resident's stay has been arranged to be settled by someone other than the resident ("A Paying Entity"), the resident will personally be responsible for payment if the Paying Entity does not pay.
This sum will be returned to the resident on his departure day excluding all damage or loss caused during his stay.
7: Cancellations – « no show policy » :
A cancellation notified to the residence prior to 30 days before the expected day of arrival, will not be subject to a cancellation fee. For a cancellation notified to the residence any time after 30 days before the expected day of arrival or for a "no show" The Résidence Hôtelière Le Roseau Pensant will retain 50% of the total sum of the stay.
Article 8: Guaratees – deposits :
For all stays superior to one month, the client must pay the sum of 1000€ deposit on the arrival day which guarantees the payment for any damage or loss caused by the resident during his stay or different extra charges.
This non productive sum in interest cannot in any way be considered as a participation in the payment of the rent.
This sum will be returned to the resident of his departure day excluding all damage or loss caused during his stay.
9 : Obligations of the resident :
The apartment will be made available to the resident in good order. The resident is responsible for taking all responsible care of the apartment and its contents. A final inventory and check of the apartment will be conducted at or before the resident's departure. The Résidence Hôtelière Le Roseau Pensant will charge the resident for any item, equipment or utensil missing and / or for any damage caused to the apartment. We reserve the right to enter the apartment at any time for inspections, maintenance, cleaning and security purposes.
10 : Liability :
The The Résidence Hôtelière Le Roseau Pensant takes no liability for the theft or damage to personal belongings in the apartments, storage facilities or any place inside the residence, or any other way during the period of the booking.
